Shed

Sheds over 200 sq ft, or more, do require a building permit per MA Building Code R-1025.1. This permit ensures that the structure will be built to code. Please apply online at warehamma.viewpointcloud.com and submit the Building Permit application. The Building Permit fee is $53.

Sheds under 200 sq ft require zoning approval per the Town of Wareham Zoning By-Laws. This approval ensures the shed meets all zoning requirements as listed in the Town of Wareham Zoning By-Laws. Please apply online at warehamma.viewpointclooud.com and submit the application labeled “Structures UNDER 200 sq. ft-Zoning Review Application”. The Zoning Determination fee is $53.

All applications for a shed (either for a zoning determination or a building permit) must have a site plan uploaded/attached to the application showing the location of the shed on the property and the required setbacks.

For lots 10,000 sq ft, or more, the required set backs are 10ft off the side property line, and 15ft off the rear property line.

For lots under 10,000 sq ft, the required set back is 5ft off the side property line, and 5ft off the rear property line.

In addition, any shed that is placed within a flood zone, MUST be anchored to the ground.
